What's Included in the HOA?

Unlike standard neighborhood HOAs that simply mow a patch of grass at the entrance, the Highlands Ranch Community Association (HRCA) operates more like a private country club and municipal park system combined.

The Builder's Eye: HOA Compliance

Do not close on a Highlands Ranch home without reading the architectural guidelines. The HRCA strictly enforces exterior modifications to preserve property values.

Whether you want to pour a new stamped concrete patio, change your exterior paint color, or replace a leaning cedar fence, you must submit your plans to the Architectural Review Committee (ARC) first. Buying a home with unapproved modifications can result in you inheriting the previous owner's fines and forced tear-downs. HRCA & Amenities FAQ

Are the recreation centers included in my HOA fees?
Yes. Access to all four HRCA recreation centers is included in your quarterly HRCA assessment fees. These mandatory fees cover the maintenance and operation of the facilities, trails, and open spaces. Some specific programs, like personal training, specialized classes, or sports leagues, do require additional registration fees.
How do I get my HRCA membership card after buying a home?
Once you close on your Highlands Ranch home, you will need to visit the membership desk at any of the four recreation centers. Bring a copy of your Warranty Deed or final settlement statement and a government-issued photo ID. The staff will set up your household account and issue your membership cards.
Can I bring non-resident guests to the rec centers?
Absolutely. HRCA members are welcome to bring guests. You can purchase daily guest passes at the front desk of any facility. The member must be present with the guest at the time of entry, and guest fees vary slightly depending on the age of the guest.
Which HRCA recreation center has the best swimming pool?
It depends on what you are looking for! Eastridge features large indoor and outdoor pools with a water slide. Southridge is incredibly popular for families due to its indoor lazy river and zero-depth entry activity pool. Westridge also features excellent lap pools and outdoor splash areas. Northridge is the original center and has a specialized dive pool and an outdoor lap pool.
